Repayment basis only

Who can apply: The product is specially designed for Non Bulgarian citizens, whose age plus the loan term should not exceed the retirement age in Bulgaria, which is 60 years for women and 65 years for men

Loan To Value: from this Lender you could obtain a mortgage loan up to 60 % from the valuation of the property

Term of repayment: the maximum term is 15 years

Interest rate: the interest rate for the whole preiod is 6.5 %

Currency: BGN/EUR

Cash collateral: the Lender does not require cash collateral

Staged payment: not available. The requirement is the Building to has an issued Permit of Use (or Act Form 16)

Proof of income: the Lender require your proof to be proved. You should provide your payslips for a definite period of time as well as your P60 form, if you are employed person, or your accounts, in case that you are self employed.

Insurance: this Lender require property insurance as well as life insurance, but the fees for them both are at the bank expense

Bank account: when your mortgage is approved you must open a bank account with the Lender

Valuation fee: 350 EUR

A summary of the bank fees, payable in the mortgage procedure:
application fee – 10 EUR
single management fee – 1.5 % from the amount of the approved loan
annual maintenance fee – 0.5 % payable each year while the mortgage is fully paid off

Grace period: the Lender does not offer grace period for the mortgage

Early repayment fee: the repayment fee is amounting to 5 % of the outstanding balance of the loan

Price stated/entered in the Notary Deed: the Lender require at least the loan amount to be entered in the Notary Deed of the property
