A repayment basis only

How much you can borrow: the Lender can offer you two LTV, depending on the reached stage of completeness in the Building: 80 % from the valuation price of the property (for properties with an issued Act Form 16); 70 % from the valuation price of the property (for properties with an issued Act Form 15). Minimum loan amount is 5 000 euro, no upper limit.

Purpose: Purchase of completed residential or buy-to-let property in Bulgaria.

Who can apply: All Bulgarian and Non Bulgarian citizens who are between 18 and 60 (women)/65 (men) years old at maturity of the loan.

Proof of Income: you should prove you incomes before the Lender and provide Equifax credit rating report for yourself and your husband/wife.

Interest rate: From 6.7 % (EUROBOR/LIBOR + fixed margin) for LTV 70 %; from 8.4 % (EUROBOR/LIBOR + fixed margin) for LTV 80 %

Term of repayment: you could repay your mortgage for 1 or 20 years

Currency: you could get your mortgage in BGN/EUR/USD

Interest Only Option: up to 12 months - 6.9 %; up to 24 months - 7.4 %; up to 36 months - 7.9 %.

Insurance: you should insure your property in bank’s flavor

Bank account: to open a bank account with the Lender is a compulsory requirement

Valuation fee: 275 euros

The main bank fees, which are due in the mortgage procedure, are:
Application fee: 50 euros
Management fee: 2 % which is payable once, at the time of releasing the loan

Penalty for Delay: interest rate agreed plus 20%.

Renegotiation Fee: 1.5 % of the outstanding balance of the loan.

Income Calculation: the Lender requires net oustanding income of 500 euro per adult and 250 euro per child.

Price stated/entered in the Notary Deed: the price must be at least the amount of the loan
